TUXIS CORPORATION ANNOUNCES PROPERTY LEASE

NEW YORK - Tuxis Corporation (AMEX: TUX) announced today that its subsidiary, Tuxis Real Estate II LLC, has leased its 1,875 square foot commercial property in Mabbettsville, New York as part of its program to acquire and operate real estate properties. Tuxis announced that it has executed a five year lease with an experienced and quality tenant for a food service and restaurant operation commencing April 1, 2005 with aggregate lease payments of over $225,000. Tuxis purchased the property for $345,000. This property adjoins other commercial property owned by Tuxis and is part of an overall re-development and enhancement of the site. Tuxis may seek to further expand its property holdings in this area.
